How to buy in Bulgaria having or not having an established LTD

LTD establishment

In order to become an owner of a land in Bulgaria (a land only or a land with a house), you should establish LTD using the name of the buyer or a name, selected by the buyers via that LTD. That LTD will give you a Bulgarian legal identity and it will help you to buy in Bulgaria as a Bulgarian citizen.

That applies only in case of purchase of a real estate with a land or a bare land for building or not, but not for an apartment.

That LTD shall be 100% ownership of the buyer, it shall be the legal entity of the purchased property and it will also allow you to buy other properties subject to LTD.

At present the capital for establishment of LTD amounts to BGN 5.000 (approximately EUR 2.500), transferred on a Bulgarian bank account opened for that purpose in the name of the LTD in question. You will receive back the full amount of your payment during your purchase. After you reach the purpose, the account shall be closed.

As from the time of legal establishment of LTD, the property can be purchased via that Bulgarian LTD. That is in our competency.

Lawyer’s fees and expenses.

Establishment and keeping in person of your LTD pursuant to the Bulgarian legislation, including notary public, lawyer, various fees, an employee, responsible for your record, certified translation. Including sending by DHL of the title deed to your address.

Deductions:

                            EUR 370 state fee for entry by the Notary Public

                            EUR 300 lawyer’s fees

                            EUR 40 for express registration (additional fee)

                            EUR 60 Statistic Service (additional fee)

                            EUR 30 stamp of your LTD

Total amount =  EUR 800 (+ EUR 80 DHL at the moment)

To which is to added:

Entry of your title deed by the Agency of documents entry (tax) 3,5 % from the selling amount (March 2008).

Our commission fee pursuant to assignment contract is EUR 1.500 at minimum up to EUR 30.000 and 5% from the selling amount.
